Returning home after walking the dog, a day at work, or a much-needed vacation, can quickly turn into a nightmare upon discovering a basement full of water. How you handle this emergency not only affects the level of damage your home may sustain, but also the safety of those you love.

What to do when your basement floods?

Start with these steps:

  1. Shut off electricity and gas to the area. If you’re not sure how, call an electrician or SERVPRO, who can get someone out to you right away. The most important thing to remember is to never enter a flooded area when the power is on.
  2. Try to determine the source of the water. Excessive rainfall or a burst pipe are two top reasons why your basement may flood.
  3. If safe to proceed, and while wearing protective gear like boots, gloves and a mask, enter the water to investigate the source further. If your basement has a drain and you can safely navigate to it, check to see if it is clogged.
  4. Time to get that water out of there. Depending on the amount of water, this may be as simple as using towels, a mop, or a wet vacuum. If the flooding is more extensive, a sump pump is necessary. Once the bulk of the water has been removed, soak up all remaining moisture with towels.
  5. Assess damage. Remove any items, like furniture, that appear damaged by the water and move them to a space where they can dry. If the drying process on items is taking longer than a couple days, unfortunately, they may not be able to be salvaged. Any items that were within boxes should be removed to air out, and all items should be monitored for mildew growth.
  6. Get the air moving in the basement to dry it out. Open windows and doors, and use fans placed around the space to inspire quick drying of the flooded area. If you have a dehumidifier, move it to the basement to aid the drying process.

How to prevent your basement from flooding?

It’s easy to look back at the cause of a flooded basement and see where things went wrong, but what about preventing flooding before it occurs? There are some measures you can take today to help waterproof your basement and safeguard it against a catastrophic flooding episode.

  • Keep your rain gutters clean, and make sure they’re pointed away from the foundation of your home.
  • During the next heavy rain, check around your yard to see where water is pooling and being diverted to. If it’s going toward the foundation of your home, contact an expert to grade your yard so it’s able to properly handle the water it receives during storms.

Why Are Frozen Pipes Dangerous?

Frozen pipes are a problem for a couple of reasons. They can create an inconvenience but, more seriously, can cause major damage to your property.

  • Lack of Running Water– The most obvious danger of a frozen pipe is the inability to access running water. This can interfere with your ability to do everyday tasks such as washing the dishes or taking a shower. 
  • Potential to Burst- The second problem that can occur when a pipe freezes is that the pipe actually bursts. Once the actual water in the pipe freezes, pressure is created between the closed faucet and the blockage that can build up to a point that causes the pipe to explode. If the pipe bursts outside, this could also create dangerous slippery conditions while the temperatures are below freezing.

 Signs of Frozen Pipes

  • The Temperature Is Right- Pipes cannot freeze if it is not cold enough outside for them to do so. Water does not freeze when it is 60 degrees Fahrenheit outside, and neither do pipes. When the temperature falls to 32 degrees Fahrenheit or lower, you should begin to take precautions to prevent vulnerable pipes from freezing.
  • There Is Frost on the Pipe- For pipes that can actively be seen, such as those under sinks, you may be able to see frost that has accumulated on the exterior of the pipe. This can serve as a warning sign that the pipe is frozen before you ever try to turn on the faucet.
  • No Water Is Coming Out of the Faucet- Another sign that you may have a frozen pipe on your hands is lack of running water. If you or a tenant turn on a kitchen or bathroom faucet and only a slight trickle of water or no water at all comes out, the water pipe leading to the faucet may be frozen.
  • Strange Smells- A fourth potential sign of a blocked pipe is an odd smell coming from a faucet or drain. If the pipe is partially or completely blocked, the only way the odor can escape is back up in the direction of your property.

How Much Does a Frozen Pipe Cost to Fix?

It is very difficult to estimate the cost of fixing a frozen pipe because each situation is so unique. Two factors that play a huge role in cost are the location of the pipe and whether the pipe has burst.

Prevent Water Damage by Clearing Clogged Gutters

It's that time of year when the trees are bare and the temperature starts to drop. It’s important to clean your gutters and remove the leaves, in order to prevent water problems in the winter and spring.  Gutters clogged with leaves can cause water problems. 

If your gutters are clogged with leaves, water from rain or melting snow cannot freely flow off your roof and an ice dam can form when the temperature dips below freezing.  An ice dam is a ridge of ice that forms at the edge of a roof and prevents additional melting snow from draining off the roof.  As the snow melts from your roof, either by the heat of the sun or by heat escaping from your home, it tends to refreeze at the edges and other juncture points of your roof. The refreezing water has a damming effect creating an even bigger ice dam behind it.  Continuous feeding of the ice dam by melting and refreezing snowmelt can cause significant damage.  As the water seeps under shingles it refreezes, expanding and creating an even bigger gap for future drainage to fill and further the cycle.  Your shingles are being raised and eventually the water that backs up behind the dam, and underneath the shingles, can leak into your home and cause damage to walls, ceilings, insulation, and create a perfect environment for mold growth.  In extreme cases, we have seen water pouring down into living areas when winter rain falls on the ice dam.

In general, the basic reason why hot water heaters burst is that there is corrosion within the tank, which can lead to the tank bursting at its seams. Unfortunately, there are several possible underlying causes that can contribute to water heater explosions, and it’s not always apparent which one is the culprit.

What To Do When Water Heater Leaks

If you find water dripping or seeping out of your water heater, or pooling around it, it means your water heater is leaking. If you find a leak, it may be best to call a plumbing professional to diagnose the problem and determine how best to handle it. If you choose to tackle it on your own, there are a few things you can do.

TURN OFF THE COLD WATER SUPPLY

Shut off the cold water going to the tank by closing the valve located on the cold water pipe that feeds into the top of the tank. If your water heater has a lever-type cold-water shutoff valve, turn it 90 degrees from its open position to close it off. Next, shut off the power to the hot water tank at your home’s electrical breaker box. If you don’t shut off the power, the heating elements within the tank could continue to stay hot, which could pose a fire risk.

If you have a gas-powered water heater, you’ll also need to shut off the gas line leading into the tank.

FIND THE LEAK

Now it’s time to determine where the leak is coming from. Likely locations are the T&P valve, the drain valve or one of the pipes or fittings that feed into the top of the tank. If you see any rust or corrosion on the outside of your water heater’s tank, pipes or fittings, these could also be the source of the leak.

REPAIR THE LEAK

Once you determine the source of your water heater leak, you’ll have a better idea of what steps you need to take to fix the problem. Indoors, mold generally grows faster on softer surfaces in darker, warmer (70 degrees or more), and more humid environments.

When you happen upon a wet basement in, it can be particularly heartbreaking. So many possessions are now potentially ruined, and there could be several structural repairs as well. Drying the basement out is a big task, as it does not include just taking out the water and moisture, but also could include getting the mud out and in the end sanitizing everything, including duct work, to avoid mold and other contaminants in your home.

For such a big task as water removal from your  basement, you need the professionals at SERVPRO to help you out. We have the equipment such as truck-mounted pumps, plus the training needed to understand how to do the job efficiently and thoroughly. We also realize time is a factor in a case like this since mold can start growing in just one to two days.

When your basement is constructed of cinder blocks, one of the most critical factors of drying out the block walls is the contents of the open cells. If enough time has passed for the cells to have equalized with the surrounding environment, they hold a certain amount of water or moisture. We examine the surface to figure out whether paint has been applied as well. Gloss or semi-gloss paints create a vapor barrier to limit the transfer of moisture from the inside to the outside of the wall. We may need to drill holes near the bottom of the wall in a mortar joint to let water drain from the cavity of the wall. Holes in the mortar joint are easily patched once drying is complete.

Some block walls contain insulation like vermiculite, cellulosic, fiberglass, or foam. Drying insulation in cavities of walls can be difficult since it requires large amounts of dry air and circulation which are challenging to maintain inside the block cavity.

Depending on local codes, some block construction has bond beams inside the walls. These affect airflow inside the cavity and slow down drying time considerably. SERVPRO staff can usually determine if bond beams are used in a wall by tapping on it.

We use a non-penetrating moisture meter to figure out when drying is complete. A material is dry only when it has gone back to its natural moisture content, so we use an area which is unexposed to the water as a control for figuring out this level of moisture. We can also take readings from materials in the control area as a target reference for drying wet materials.

FIND THE LEAK

Now it’s time to determine where the leak is coming from. Likely locations are the T&P valve, the drain valve or one of the pipes or fittings that feed into the top of the tank. REPAIR THE LEAK

Some block walls contain insulation like vermiculite, cellulosic, fiberglass, or foam. Drying insulation in cavities of walls can be difficult since it requires large amounts of dry air and circulation which are challenging to maintain inside the block cavity.

Depending on local codes, some block construction has bond beams inside the walls. These affect airflow inside the cavity and slow down drying time considerably. SERVPRO staff can usually determine if bond beams are used in a wall by tapping on it.

We use a non-penetrating moisture meter to figure out when drying is complete. A material is dry only when it has gone back to its natural moisture content, so we use an area which is unexposed to the water as a control for figuring out this level of moisture. Ice Dams And Their Effect On Your Home

What are ice dams?

Ice dams are mounds of ice that form on the edge of the roof of your property during the winter. They form when the roof gets warm enough to melt the snow that lies on top of it. This melt then travels down the roof under the layer of snow to your gutters and refreezes when it reaches the eave of the roof. This frozen water builds up gradually causing an ice dam to form. The flatter the roof, the easier it is for an ice dam to settle in.

What kind of damage can they do?

As an ice dam grows, at a certain point the melt that flows down to it doesn’t freeze because it reaches a place on your roof that stays above freezing. 4 Steps To Take When Your Pipe Burst

There are four steps to take when a pipe bursts in your home.

No one can deny that owning a home is a major expense, especially if it’s a mature model. When it comes to a busted water pipe, the damage can be serious for your home, your possessions, and your health if the mess is not cleaned up properly.

Stop the Water

First thing, turn off the water flow when you suspect a pipe has broken, even if you don’t know where the water’s coming from. You’ll find the stop tap on the water main. It is typically located under the kitchen sink or where the main service pipe connects to your house. Every family member should know the location of the water shut-off stopcock for emergencies.

Once the main water switch is off, you’ll need to drain the pipes. To do this, run the cold water on all the faucets. Be sure to flush each toilet at least once. Shut off the hot water heater. Once the hot water system is off, go back to each faucet and run the hot water to drain that supply. When there is no more running tap water, the leak will stop.

Locate the broken pipe and inspect the damage

After draining all the excess water, locate the burst pipe. Inspect the damage and consider where the pipe is located before you run off to the home improvement store. Regardless of the damage or size of the break, a major water pipe will take more time and effort to replace because it holds more water and leads to additional connections, as opposed to a single pipe under the bathroom sink.

If it’s a small break, you might be able to patch it and prevent further damage while saving money. If you use a commercial tape or chemical bonding agent, however, keep an eye on that repair job, because it might burst later and you’ll back where you started.

Repair the burst pipe

Fixing a rupture or crack in non-main pipes is usually fairly straightforward, but it can become expensive depending on the mending material you choose. Here is an inexpensive repair for small cracks and water breaks that also gives you superior hold.

You’ll need an extra-long length of ordinary garden hose and two or three hose clamps or similar grips that produce extreme constriction. Measure the fissure or crack and cut the garden hose about ten inches longer than needed to fill the broken area.

Next, slice the garden hose so you can slip it over the crack or burst in the water pipe. Using the hose clamps or similar brackets, hold the hose portion over the busted area and compress it as tight as it will go. Test your repair by turning on the water.

If the break is larger, use a hacksaw to cut away the portion of the pipe that’s busted. Be sure to cut it about an inch larger on either side of the rupture. When replacing the missing piece of pipe, use pipe spacers and sealant, but do not tighten it too tight. When a compression nut is too tight it causes an ova-ling effect that leads to further leaking. If you tightened the compression nut too much and the repair ovals, start with another compression nut.
