Flooded Basement? We can help!

12/23/2021 (Permalink)

Returning home after walking the dog, a day at work, or a much-needed vacation, can quickly turn into a nightmare upon discovering a basement full of water. How you handle this emergency not only affects the level of damage your home may sustain, but also the safety of those you love.

What to do when your basement floods?

Start with these steps:

  1. Shut off electricity and gas to the area. If you’re not sure how, call an electrician or SERVPRO, who can get someone out to you right away. The most important thing to remember is to never enter a flooded area when the power is on.
  2. Try to determine the source of the water. Excessive rainfall or a burst pipe are two top reasons why your basement may flood.
  3. If safe to proceed, and while wearing protective gear like boots, gloves and a mask, enter the water to investigate the source further. If your basement has a drain and you can safely navigate to it, check to see if it is clogged.
  4. Time to get that water out of there. Depending on the amount of water, this may be as simple as using towels, a mop, or a wet vacuum. If the flooding is more extensive, a sump pump is necessary. Once the bulk of the water has been removed, soak up all remaining moisture with towels.
  5. Assess damage. Remove any items, like furniture, that appear damaged by the water and move them to a space where they can dry. If the drying process on items is taking longer than a couple days, unfortunately, they may not be able to be salvaged. Any items that were within boxes should be removed to air out, and all items should be monitored for mildew growth.
  6. Get the air moving in the basement to dry it out. Open windows and doors, and use fans placed around the space to inspire quick drying of the flooded area. If you have a dehumidifier, move it to the basement to aid the drying process.

How to prevent your basement from flooding?

It’s easy to look back at the cause of a flooded basement and see where things went wrong, but what about preventing flooding before it occurs? There are some measures you can take today to help waterproof your basement and safeguard it against a catastrophic flooding episode.

  • Keep your rain gutters clean, and make sure they’re pointed away from the foundation of your home.
  • During the next heavy rain, check around your yard to see where water is pooling and being diverted to. If it’s going toward the foundation of your home, contact an expert to grade your yard so it’s able to properly handle the water it receives during storms.
  • If you have a basement window, make sure it’s protected with a window well cover.
  • A sump pump can be your basement’s savior. An automatic sump pump set to trigger on when it senses water in your basement space offers a layer of protection for your home, even when you’re not there. Homeowners in particularly flood-prone areas should have a backup sump pump, and check to see if flood insurance is available for purchase.

When to call for help with basement flooding:

Calling a professional for help with a flooded basement is always a good idea, especially if the amount of water is more than a foot deep, many items have become wet, or mildew is beginning to take hold. Quickly removing the water and beginning the drying process is essential to lessen the possibility for mold to form, which can greatly increase the damage and cost involved.

We have the experience, qualifications and knowledge needed to help you quickly deal with a flooded basement cleanup, because we handle these types of jobs all the time. Let us deal with the stress and get your basement back in working order.

Protect Pipes from Bursting

12/22/2021 (Permalink)

Why Are Frozen Pipes Dangerous?

Frozen pipes are a problem for a couple of reasons. They can create an inconvenience but, more seriously, can cause major damage to your property.

  • Lack of Running Water– The most obvious danger of a frozen pipe is the inability to access running water. This can interfere with your ability to do everyday tasks such as washing the dishes or taking a shower.
  • Potential to Burst- The second problem that can occur when a pipe freezes is that the pipe actually bursts. Once the actual water in the pipe freezes, pressure is created between the closed faucet and the blockage that can build up to a point that causes the pipe to explode. If the pipe bursts outside, this could also create dangerous slippery conditions while the temperatures are below freezing.

 Signs of Frozen Pipes

  • The Temperature Is Right- Pipes cannot freeze if it is not cold enough outside for them to do so. Water does not freeze when it is 60 degrees Fahrenheit outside, and neither do pipes. When the temperature falls to 32 degrees Fahrenheit or lower, you should begin to take precautions to prevent vulnerable pipes from freezing.
  • There Is Frost on the Pipe- For pipes that can actively be seen, such as those under sinks, you may be able to see frost that has accumulated on the exterior of the pipe. This can serve as a warning sign that the pipe is frozen before you ever try to turn on the faucet.
  • No Water Is Coming Out of the Faucet- Another sign that you may have a frozen pipe on your hands is lack of running water. If you or a tenant turn on a kitchen or bathroom faucet and only a slight trickle of water or no water at all comes out, the water pipe leading to the faucet may be frozen.
  • Strange Smells- A fourth potential sign of a blocked pipe is an odd smell coming from a faucet or drain. If the pipe is partially or completely blocked, the only way the odor can escape is back up in the direction of your property.

How Much Does a Frozen Pipe Cost to Fix?

It is very difficult to estimate the cost of fixing a frozen pipe because each situation is so unique. Two factors that play a huge role in cost are the location of the pipe and whether the pipe has burst.

If you are able to easily access the blockage, such as a pipe under a kitchen sink, you might be able to thaw the blockage for free using a hair dryer or hot rags.

If the blockage is buried in a wall, fixing the issue will become more expensive. You may spend a few hundred dollars cutting open sheetrock to find the problem or more than a thousand if you need to hire a plumber to find and thaw out the blockage.

If a frozen pipe bursts You have a flooding issue on your hands, you could be faced with thousands of dollars of damage. You will have to hire a plumber to fix the burst pipe and then you will have to deal with fixing any damage the water has caused inside your property. If you have the property insurance, they should help cover some of these costs. In cleaning up the mess the water will leave behind you can count on SERVPRO Milton/Braintree. We are water cleanup experts.

Prevent Water Damage by Clearing Clogged Gutters

12/20/2021 (Permalink)

Fall is here and and as the temperature starts to drop, so do the leaves. It is important to clean your gutters and remove the leaves, in order to avoid water drainage issues in the winter and spring.  Gutters clogged with leaves often cause water problems for homes.

When gutters are clogged, water from rain or melting snow is unable to freely flow off your roof and an ice dam may form when the temperature dips below freezing.  An ice dam is a ridge of ice that forms at the edge of a roof and prevents additional melting snow from draining off the roof.  As the snow continues to melt, from the heat of the sun or by heat escaping from your home, it likely will refreeze at the edges and other juncture points of your roof. The refreezing water has a damming effect creating an even bigger ice dam behind it.  Continuous feeding of the ice dam by melting and refreezing snowmelt can cause significant damage.  As the water seeps under shingles it refreezes, expanding and creating an even bigger gap for future drainage to fill and further the cycle.  During this process, shingles are being raised and eventually the water that backs up behind the dam, and underneath the shingles, can leak into your home and cause damage to walls, ceilings, insulation, and create a perfect environment for mold growth.  In extreme cases, we have seen water pouring down into living areas when winter rain falls on the ice dam.

Aim to clean your gutters twice a year, in the spring and in the fall. If you are dealing with water damage from clogged gutters or ice dams, give SERVPRO of Milton/Braintree a call at 781-980-7060.

Hot Water Tank Leak

12/10/2021 (Permalink)

When a water heater bursts in a home, it is a shocking event, not to mention a messy one, and it could potentially cause a lot of expensive damage. If your hot water heater burst, you’re probably wondering why this happens and what to do next.

In general, the basic reason why hot water heaters burst is that there is corrosion within the tank, which can lead to the tank bursting at its seams. Unfortunately, there are several possible underlying causes that can contribute to water heater explosions, and it’s not always apparent which one is the culprit.

What To Do When Water Heater Leaks

If you find water dripping or seeping out of your water heater, or pooling around it, it means your water heater is leaking. If you find a leak, it may be best to call a plumbing professional to diagnose the problem and determine how best to handle it. If you choose to tackle it on your own, there are a few things you can do.

TURN OFF THE COLD WATER SUPPLY

Shut off the cold water going to the tank by closing the valve located on the cold water pipe that feeds into the top of the tank. To close off this or any other water shutoff valve in your home, turn it clockwise, just as you would turn off the water at a regular faucet. If your water heater has a lever-type cold-water shutoff valve, turn it 90 degrees from its open position to close it off. If there is no water shutoff valve available, you’ll have to turn off the main water supply to your home.

TURN OFF THE POWER

Next, shut off the power to the hot water tank at your home’s electrical breaker box. If you don’t shut off the power, the heating elements within the tank could continue to stay hot, which could pose a fire risk.

If you have a gas-powered water heater, you’ll also need to shut off the gas line leading into the tank.

FIND THE LEAK

Now it’s time to determine where the leak is coming from. Likely locations are the T&P valve, the drain valve or one of the pipes or fittings that feed into the top of the tank. If you see any rust or corrosion on the outside of your water heater’s tank, pipes or fittings, these could also be the source of the leak.

REPAIR THE LEAK

Once you determine the source of your water heater leak, you’ll have a better idea of what steps you need to take to fix the problem. It may be a simple fix—such as using a wrench to tighten fittings or replacing the T&P valve—but it may be something more complicated. You may even need to drain the tank, remove the water heater and install a new one.

If this unfortunate event happens to you, give SERVPRO of Milton/Braintree a call 781-980-7060 no matter what time, we will come out and make it "Like it never even happened."

Frozen Pipes- Tips to Prepare for Winter

12/8/2021 (Permalink)

Plumbing breaks and flood damage can be incredibly costly, so preparation is key to keep your pipes from freezing. Follow these easy steps to prevent expensive plumbing repairs.

Water Main:

Locate your house’s water main shut-off valve. In case of a water emergency, you will need to shut off all water flow to the home, and this time-saving knowledge could save you thousands in case of a burst pipe.

Exterior Pipes:

Locate all outdoor spigots and drain.  Drain and store all of your hoses. Locate all other exterior pipes and shut down supply lines.  Install insulated pipe sleeves on exterior supply lines.

Attic, Basement and Crawl Space Pipes:

Install pipe sleeves on both cold and hot water pipes in attics, basements and crawl spaces.

Cold Air Entry Points:

Seal the outside of your home with caulk or insulation.  Check your exterior envelope for air leaks and cracks to help prevent frozen pipes and boost heating efficiency in the winter.

Why Calling SERVPRO for a water damage is important

5/17/2021 (Permalink)

Water damage from flooding, leaks or high humidity can not only compromise the integrity of your home and its contents, but also cause mold growth. Mold can grow quickly after water damage, making the restoration process more difficult. Even a small amount of moisture, if not handled quickly and properly, can turn into a large mold infestation.

Mold spores – tiny airborne particles that are not visible to the naked eye – exist everywhere in nature, and they can grow into visible mold after a water damage incident. When it starts invading your home, mold can cause health effects to occupants. Mold exposure can cause health effects for people with breathing problems caused by allergies or asthma as well.

However, you can avoid mold growth in your home if you act fast. All it takes is eliminating the moisture before mold has had the chance to start growing. But how quickly does mold grow after a flood or moisture problem?

How long after a flood does mold grow?

According to the Environmental Protection Agency (EPA), mold typically grows 48 to 72 hours after a flood or water leak if the right conditions are met. However, it depends on the type of surfaces and materials, amount of moisture, and temperature. Indoors, mold generally grows faster on softer surfaces in darker, warmer (70 degrees or more), and more humid environments.

The chance for mold spores to spread from one area to another also increases with time. These microorganisms can quickly fill the air and spread throughout your home, affecting more and more areas with every passing hour.

Mold spores that start to colonize on surfaces within 24 hours become visible in about 18 to 21 days of the flooding. But that happens if nothing has been done to dry the water and restore the affected surfaces.

For these reasons, it’s essential to deal with water and moisture issues as soon as you have a flooding incident. The faster the cleanup and drying takes place, the smaller the chances of major mold growth.

If you have had a flood or water damage in your home or place of business call SERVPRO Milton/Braintree 781-980-7060.

Drying out Basements Properly

2/11/2021 (Permalink)

SERVPRO Technicians Have the Skills and Training to Properly Dry Out Your Flooded Basement

When you happen upon a wet basement in, it can be particularly heartbreaking. So many possessions are now potentially ruined, and there could be several structural repairs as well. Drying the basement out is a big task, as it does not include just taking out the water and moisture, but also could include getting the mud out and in the end sanitizing everything, including duct work, to avoid mold and other contaminants in your home.

For such a big task as water removal from your  basement, you need the professionals at SERVPRO to help you out. We have the equipment such as truck-mounted pumps, plus the training needed to understand how to do the job efficiently and thoroughly. We also realize time is a factor in a case like this since mold can start growing in just one to two days.

When your basement is constructed of cinder blocks, one of the most critical factors of drying out the block walls is the contents of the open cells. If enough time has passed for the cells to have equalized with the surrounding environment, they hold a certain amount of water or moisture. We examine the surface to figure out whether paint has been applied as well. Gloss or semi-gloss paints create a vapor barrier to limit the transfer of moisture from the inside to the outside of the wall. We may need to drill holes near the bottom of the wall in a mortar joint to let water drain from the cavity of the wall. Holes in the mortar joint are easily patched once drying is complete.

Some block walls contain insulation like vermiculite, cellulosic, fiberglass, or foam. Drying insulation in cavities of walls can be difficult since it requires large amounts of dry air and circulation which are challenging to maintain inside the block cavity.

Depending on local codes, some block construction has bond beams inside the walls. These affect airflow inside the cavity and slow down drying time considerably. SERVPRO staff can usually determine if bond beams are used in a wall by tapping on it.

We use a non-penetrating moisture meter to figure out when drying is complete. A material is dry only when it has gone back to its natural moisture content, so we use an area which is unexposed to the water as a control for figuring out this level of moisture. We can also take readings from materials in the control area as a target reference for drying wet materials.

SERVPRO of Milton/Braintree takes care to ensure that your basement is completely dry before saying the job is complete. Residents in the areas of the South Shore with a flooded basement for any reason should reach out to us right away.

How Humidity Affects Mold Growth In Your Home

HOW HUMIDITY AFFECTS MOLD GROWTH IN YOUR HOME

The humidity level in a home should be somewhere between 30 and 50 percent. High humidity is typically referred to as wet air, and air with little to no humidity is usually referred to as dry air.

A good way to think about humidity is by comparing a rain forest climate vs. a desert climate. When the atmosphere has high humidity levels, it means that there is a lot of moisture in the air. High humidity levels in your home can be a recipe for a mold disaster.

Mold is a fungus that can grow almost anywhere, and it thrives in areas with a lot of moisture. Mold can present some serious health risks to the inhabitants of a home. As the level of moisture in a home rises, the likelihood that it will start to grow mold begins to increase as well.

Most people will want to eliminate excess moisture in their home to avoid humidity and mold growth. However, ideally, you want your home to be somewhere in the middle since either extreme is not good for you or your home. Humidity is not all bad. In any place in your home where people spend a lot of time, you should not bring the humidity levels down so low that the air is uncomfortably dry.

If your home has dark, humid areas that are not well ventilated, they can become a breeding ground for mold growth. It is in settings like boiler rooms or water heater closets where you should deploy anti-humidity tactics. The first step in reducing humidity levels is by allowing fresh air to flow into that room. The next thing to do is install a dehumidifier, which is a device that sucks excess moisture from the air, mitigating the risk of humidity and mold growth in your home.

If you think you may have humidity and mold growth in your home, call SERVPRO of Milton/Braintree at (617) 774-8583 today. We service Milton, Braintree, Brockton, Randolph, Avon, Abington, Dorchester, Mattapan and the surrounding South Shore areas, we have 24/7 emergency service.

HOW TO PROTECT YOUR HOME IF YOU LIVE IN A FLOOD ZONE

Each year homeowners face the possibility of flooding, whether it’s from melting snow or a pipe burst. It’s important to stay prepared and to protect your home if you live in or near a flood zone. Although you can’t stop a flood, you can minimize the impact that water has on your home. Below are a few tips to help you keep water from invading or destroying your home.

Have a Plan of Action

Most flood damage occurs because homeowners are unaware of the flooding in their homes at first. The best thing you can do if you think you live in a flood zone is to have a plan of action in advance. Here is a checklist of items to consider:

  • Store all important documents in a watertight secure lockbox
  • Have a second lockbox for jewelry and all valuables
  • Keep phone numbers for moving companies and storage units in case you have enough time to move your furniture and other possessions
  • Contact SERVPRO of Milton/Braintree in advance and set up a game plan for protecting your home or getting quick service after a flood

Invest in Sandbags and Flood Barriers

Let’s face it, sometimes homes are simply susceptible to water damage. Lower flood water, however, can be contained by simply laying out sandbags and flood barriers around your doors. Even if some water manages to get in, sandbags and flood barriers can minimize the damage and save you thousands of dollars in home repairs.

Rethink Your Home’s Construction

If you are building a new home or renovating your current home, then invest in components that are waterproof or create a tighter seal around the structure. Some of these components include:

  • Concrete flooring instead of wooden floor boards
  • One-way valves in your plumbing to prohibit water backup in the plumbing system
  • Water proofing electrical outlets
  • Cement render and lime plaster
  • Water resistant doors and window frames
  • Flood skirts around brick homes

If your home has recently suffered from flood damage, then contact SERVPRO of Milton/Braintree. We offer complete water damage service for home and business owners in the South Shore area. You can call us at 617-774-8583.

HOW LONG IS TOO LONG? DEALING WITH WATER DAMAGE

If you’ve encountered flooding, heavy rain or a busted pipe, don’t wait to contact SERVPRO of Milton/Braintree. Take care of your personal items right away but consult an expert on how to handle repairing your home from the water damage and taking the first steps.

Step One: Get Rid of Standing Water

First, you’ll need to get rid of standing water. Use buckets, towels, and mops to get rid of excess fluids. Make sure your electrical outlet areas are clear first, as exposed outlets can be a hazard. After experiencing water damage, the most important thing you can do is protect the area from mold growth, long-term carpet damage and ongoing safety issues.

Step Two: Disconnect All Electronics

After saving the electrical outlets, head for any large electronics. Lamps, televisions, gaming systems, and other large objects should be lifted. Place them on counters and tables, and make sure their cords aren’t exposed to the waters below. Water and electricity don’t mix.

Step Three: Disinfect the Area

Once you’ve cleared any standing water, you’ll need to disinfect the area. Disinfect any insulation, wood beams and drywall. Even if your sewer pipes haven’t been broken, rising floodwater can lift bacteria from the ground. Once the water is cleared, the bacteria can stick around—clinging to any exposed surfaces.

Step Four: Stop the Mold Growth

It pays off to focus on mold, directly. Once you’ve disinfected the area, apply some Concrobium across the area. This includes any walls, floors, and furniture impacted by the water. Any area susceptible to mold growth should be targeted. Once you’ve applied the layer, let it sit overnight. This material stops mold growth immediately. While it’ll wear off eventually, SERVPRO of Milton/Braintree, by then, will have taken over.

Always contact a restoration company such as SERVPRO of Milton/Braintree. One of our emergency services include mold prevention, but it’s a good idea to include mold prevention as part of your water damage restoration plan. Over time, your home will be back to its normal state. Treat the situation with care, and prep the home for SERVPRO of Milton/Braintree. Move any furniture, and make it easy to access heavily damaged areas. SERVPRO of Milton/Braintree professionals are there to help, and they’re more effective when they can easily access such areas.

How to Spot Water Damage in Your House

Bottom Corner of a Wall Showing a Large Water Stain If You See This Stain Around Your Home You have Water Damage

In general, a house is one of the biggest investments you will make in your lifetime. In order to protect that investment, you should vigilantly look out for household problems and address them before they worsen.

One such dreaded homeowner issue is water damage. If left unattended, residential water damage can detrimentally impact the structure or spawn other complications, including mold that poses a health risk to inhabitants. Here are several methods for detecting water damage within your house.

1. Check the Floors
No matter what kind of flooring you have, it will manifest signs of water damage. For tile and wood, look for cracked, buckling or warped flooring. When it comes to carpet, be wary of damp spots, gradual rises, soft spots or the smell of mold and dampness.

2. Look for Stains
Water stains on the floor around the bathtub, toilet or sink, as well as stains on ceilings and walls, are some of the most obvious signs of water damage. Unusual stains could indicate there is a leaky pipe or drain inside the wall. Cracks in the drywall or areas that appear swollen and are soft to touch also may signify trouble. Peeling paint is another sign of loose water within wall spaces. As the drywall gets saturated, paint can lose adhesion.

3. Inspect Outside
Observe the exterior of your house. What you want to look for are pools of standing water that can indicate poor drainage in the yard, gutter spouts that aren’t transporting water far enough from the house or leaky rain gutters. Any of those issues could threaten the foundation of your house. Additionally, common signs of water damage on the roof may include pools of water; cracked, curled or missing shingles; or broken flashing.

4. Watch for Rust and Mold
Inspect your water heater and check for rust on the tank or damp spots on the floor. A rusted tank could indicate a slow leak. Additionally, corrosion around pipe connections could be caused by water seepage. Visual signs of active mold growth mean moisture is contacting microscopic mold spores, often in the nooks and crannies of your home. Finally, don’t rely solely on sight. When water stagnates, mold and bacteria can grow, producing a musty, unpleasant smell.

3 Facts About Water Damage

12/19/2019 (Permalink)

Elegant Living Room Flooded with Stairs and Couches partially Submerged Standing Water on a Living Room After a Storm

Dealing with water damage is every homeowner's nightmare. Questions about what to do, what will be covered by insurance and what possessions to save first will start ‘flooding’ in.  When a pipe bursts or a basement floods, life is on hold until your home is dried and secured – and that’s not always an easy task.

Here are three facts about water damage that will help you secure your home and respond properly to a potential disaster:

1.    The Type of Water is Important

Generally speaking, there are three types of water that invade homes: rainwater, fresh water and sewage. Depending on the type of water in your home, you may need to approach any contact or cleanup efforts differently. Sewage can contain harmful bacteria and make you violently ill. Fortunately, telling the difference is often easy, as it will typically smell just as terrible as you would expect. If you think that you are dealing with sewage, SERVPRO of Milton/Braintree will have the proper tools and equipment needed to handle the problem safely.

2.    The Trouble Doesn’t End When the Water is Gone

It may be tempting to let out a sigh of relief the moment the water is removed from your home, but that doesn’t mean there isn’t moisture still lurking in the shadows. When moisture is hidden in walls, crawlspaces and below floorboards, it can eventually lead to mold. Mold is toxic and causes damage to structural elements of a home, leading to serious consequences. Make sure you have a mold prevention expert inspect your property to ensure this dangerous substance isn’t invading your home.

3.    Attics Are a Cause for Concern

The most common source of water damage is a leaky roof or malfunctioning gutters, which means your attic is at the highest risk for water damage. Make sure to have your attic inspected regularly by a water damage professional to make sure that a small leak isn’t turning into a serious problem.

If your home is flooded, or you suspect you may be dealing with water damage or mold, call SERVPRO of Milton/Braintree immediately at 617-774-8583 all forms of water damage require immediate attention to minimize further losses. We will help you stay safe and protect your assets.

What to do if your hot water tank leaks in Braintree Ma

8/1/2019 (Permalink)

If this unfortunate event happens to you, give SERVPRO of Milton/Braintree a call 781-341-7007 no matter what time, we will come out and make it "Like it never even happened."

Why Calling SERVPRO for a water damage is important in Braintree MA

6/24/2019 (Permalink)

Water damage from flooding, leaks or high humidity can not only compromise the integrity of your home and its contents, but also cause mold growth. Mold can grow quickly after water damage, making the restoration process more difficult. Even a small amount of moisture, if not handled quickly and properly, can turn into a large mold infestation.

Mold spores – tiny airborne particles that are not visible to the naked eye – exist everywhere in nature, and they can grow into visible mold after a water damage incident. When it starts invading your home, mold can threaten the health of its occupants. Mold exposure is especially dangerous for people with breathing problems caused by allergies or asthma.

These microorganisms can quickly fill the air and spread throughout your home, affecting more and more areas and endangering your health with every passing hour.

Water Removal and Drying Out Your Basement Wall

2/11/2019 (Permalink)

SERVPRO of Milton/Braintree can make your basement dry, by calling 781-341-7007

Making sure everything is dry

1/21/2019 (Permalink)

After experiencing water damage you most likely have started to remove as much water as possible and begun the drying out process. After some time, you notice things appear to be drying and think, “This feels dry. I don’t need to call someone to do it for me. I’m saving money by doing it myself.”

This is the BIGGEST mistake homeowners make. The truth is even though things feel dry, they actually may still be wet, leading to more damage. When items are not dried properly, the effects of the damage can be more costly than if a professional had dried them. Within minutes water seeps into the floors, walls, upholstery and belongings. If not dried fully and properly there can be several damaging and costly effects. Such as:

  • The drywall may begin to swell and brake down.
  • Furniture begins to swell and crack.
  • Dyes and ink from cloth and paper goods spread and stain.
  • Mold and mildew may grow and spread.
  • Door, windows and studs swell and warp.
  • Paint begins to blister.
  • Wood flooring swells and warps.
  • Serious bio-hazard containment is possible.

The professionals at SERVPRO of Milton/Braintree utilize special equipment to ensure EVERYTHING is dry. Our trained technicians use thermal imaging cameras and water meter sensors to detect water that is unseen. So next time you experience water damage don’t make the mistake of leaving moisture behind. Call the experts at SERVPRO of Milton/Braintree to make sure the job is done right the first time.

Ice Dams And Their Effect On Your Home

1/19/2019 (Permalink)

We can remove ice dams on your property and reduce any upcoming damage they may cause. 781-341-7007

What are ice dams?

Ice dams are mounds of ice that form on the edge of the roof of your property during the winter. They form when the roof gets warm enough to melt the snow that lies on top of it. This melt then travels down the roof under the layer of snow to your gutters and refreezes when it reaches the eave of the roof. This frozen water builds up gradually causing an ice dam to form. The flatter the roof, the easier it is for an ice dam to settle in.

What kind of damage can they do?

As an ice dam grows, at a certain point the melt that flows down to it doesn’t freeze because it reaches a place on your roof that stays above freezing. When the liquid doesn’t freeze, it finds cracks and crevices in your roof to leak into and makes its way down into your property. From there, the water can leak into walls, through ceiling insulation, and down into units causing significant water damage.

Winter is coming and that means winter is quickly approaching. Snow, ice, freezing rain and falling temperatures, all have the potential to impact the condition of your property. While water damage can occur at any time of year, one of the main causes of water damage during the winter months are two words that give all property owner the chills – ice dams.

If you were one of the many people from Rhode Island to Maine who experienced damaging ice damns during the record-breaking snowfall of 2015 you already know the problems they can cause! That year Boston and the surrounding areas were buried under more than 110 inches of snow – most of which occurred during a short six-week period. As the snow fell again and again, it piled high on rooftops throughout New England and led to costly ice damns.

As anyone affected can tell you, prevention is your best bet when it comes to ice dams so let’s review how to avoid water damage from them this winter.

4 Steps To Take When Your Pipe Burst

12/31/2018 (Permalink)

If this happens to you call us fast! 781-341-7007

There are four steps to take when a pipe bursts in your home.

No one can deny that owning a home is a major expense, especially if it’s a mature model. When it comes to a busted water pipe, the damage can be serious for your home, your possessions, and your health if the mess is not cleaned up properly.

Stop the Water

First thing, turn off the water flow when you suspect a pipe has broken, even if you don’t know where the water’s coming from. You’ll find the stop tap on the water main. It is typically located under the kitchen sink or where the main service pipe connects to your house. Every family member should know the location of the water shut-off stopcock for emergencies.

Once the main water switch is off, you’ll need to drain the pipes. To do this, run the cold water on all the faucets. Be sure to flush each toilet at least once. Shut off the hot water heater. Once the hot water system is off, go back to each faucet and run the hot water to drain that supply. When there is no more running tap water, the leak will stop.

Locate the broken pipe and inspect the damage

After draining all the excess water, locate the burst pipe. Inspect the damage and consider where the pipe is located before you run off to the home improvement store. Regardless of the damage or size of the break, a major water pipe will take more time and effort to replace because it holds more water and leads to additional connections, as opposed to a single pipe under the bathroom sink.

If it’s a small break, you might be able to patch it and prevent further damage while saving money. If you use a commercial tape or chemical bonding agent, however, keep an eye on that repair job, because it might burst later and you’ll back where you started.

Repair the burst pipe

Fixing a rupture or crack in non-main pipes is usually fairly straightforward, but it can become expensive depending on the mending material you choose. Here is an inexpensive repair for small cracks and water breaks that also gives you superior hold.

You’ll need an extra-long length of ordinary garden hose and two or three hose clamps or similar grips that produce extreme constriction. Measure the fissure or crack and cut the garden hose about ten inches longer than needed to fill the broken area.

Next, slice the garden hose so you can slip it over the crack or burst in the water pipe. Using the hose clamps or similar brackets, hold the hose portion over the busted area and compress it as tight as it will go. Test your repair by turning on the water.

If the break is larger, use a hacksaw to cut away the portion of the pipe that’s busted. Be sure to cut it about an inch larger on either side of the rupture. When replacing the missing piece of pipe, use pipe spacers and sealant, but do not tighten it too tight. When a compression nut is too tight it causes an ova-ling effect that leads to further leaking. If you tightened the compression nut too much and the repair ovals, start with another compression nut.

Bring us in! A professional drying crew

If the water from the burst pipe is on the walls or ceilings as well as the floor, contact a professional water restoration company. Simply using fans and open windows to dry a soaked area is an invitation to mold, mildew, and even serious illness for your family. You will also want to shut off the electrical power to that area of the house as a precaution against shocks.

If you have successfully restored your home to its original state or fixed a burst pipe on your own, congratulations! Be sure to run the cold water, then the hot water; and don’t forget to flush the toilets before normal usage begins.

5 Flood Cleanup Mistakes, And How To Avoid Them

5 DIY Flood Cleanup Mistakes and How to Avoid Them

Mistake #1: Waiting Too Long Clean Up the Flood

The first 48 hours after a flood are crucial. That’s when the greatest amount of damage happens to your property in the shortest amount of time. Let’s break it down:

  • If your home is completely submerged, then the destruction could be total. At the very least you’ll be facing structural repair and a complete overhaul of the inside.
  • All the primary systems could be damaged. Systems include gas lines, wiring, plumbing, furnace or HVAC system, and the septic system.
  • Walls and structural damage may have occurred. Ceilings may be sagging.
  • Carpet or other types of flooring could be completely damaged.

In a nutshell, the longer the water sits, the worse the situation will get. Many of the items in your home can be treated and repaired in a relatively short period if it’s taken care of immediately. So if you’re considering ‘waiting it out,’ you might want to have to rethink your game plan.

Mistake #2: Walking Into a Hazardous Environment

If you’re going to make an assumption about the condition of your home, then it’s better to assume the worst. If there is standing water on the floor throughout the interior, then it’s a safe bet, there’s a hazard beneath the surface. Hazards do not just come in the form of injury. It’s entirely possible that there are also health and sanitation issues that have developed throughout the house. Some of the greatest hazards within the property are:

  • Electrical shock caused by due to wiring.
  • Sanitation issues from broken plumbing or septic systems
  • Unstable framework and flooring
  • Debris such as metal objects and glass could be under the water.
  • Bacteria, mold, and other contaminants from food and chemicals.
  • Areas where you could slip and fall.
  • Busted gas line fumes leaking throughout the house.

In other words, your home has now turned into a potential disaster area. Instead of taking chances, it’s best to contact a professional company that inspects the area for you.

Mistake #3: Using the Wrong Flood Cleanup Tools and Techniques

Common household cleaning items such as mops, brooms are towels good for small floods are small areas where there may be a bit of standing water. If we’re talking about standing water throughout the house, however, then none of that will be very useful. Let’s say you have three to six inches of water standing somewhere in your house like the first floor or the basement. By the time you clean it up, which will take several hours, moisture and mold have already begun to set in. Your feeble attempts to soak up the water with rags, or pull the water out of the floor using a shop vac will not get the job done.

SERVPRO of Milton/Braintree have industry-grade equipment that can clean and disinfect an area in a fraction of the time that a home or business owner can do it himself or herself. Technicians utilize water pumps that can suck out the water minutes and begin the drying process immediately. We also have equipment that detects water inside the walls and underneath surfaces that a homeowner will miss. All equipment, tools, and cleaning solutions are specifically designed to clean up, dry, and disinfect your entire property on the inside. When they complete the work, there is no doubt that you will be 100% restored.

Mistake #4: Ignoring the Details of the Flood Cleanup

Let’s face it. You don’t know what you don’t know. What most homeowners see is purely on the surface. They don’t think about all the tiny details of cleaning up a flooded area. Water is like air: it gets into everything and has the potential to destroy everything it touches. So about the time you think you’ve cleaned up every detail, there’s always something that you forgot. In some cases, it can be dangerous.

For example, you’ve scoured the drywall, sucked all the water out of the flooring, and bleached out your white carpet. A few hours later you decide to plug your TV back into the wall, and sparks fly while you’re suffering from electric shock. You forgot to check the outlets to see if they were dry or damaged. The truth is, it’s impossible to know the extent of damage that water causes. Sometimes it doesn’t even show up until weeks later when there’s a smell in the house, and nobody can figure out where to locate it. Or you may enter a room and wonder what that black stuff is on the walls.

As water remediation professionals we are trained to inspect every detail of a home when cleaning it up and drying it. Rather than looking at the flooring, we are thinking about the sub-flooring. Instead of cleaning up the outside of the furniture, they’re prepared to handle the damage inside. Rather than just clean the baseboards, they’re ready to deal with what’s behind the baseboards. We leave nothing to chance because we know that something always gets left behind. If you forget the details, then you haven’t cleaned up and dried up the mess. You’ve just delayed the inevitable.

Mistake #5: Waiting Too Long To Call a Professional Flood Cleanup Company

Where many property owners make mistakes is in trying to clean up a flood in their house. Then they attempt to dry it out by opening windows, taking furniture outside in the hot sun, and turning on fans everywhere. While this technique may provide some instant relief, it won’t necessarily solve the real problems that have yet to occur. By the time they’ve come to the realization that they didn’t quite clean up the house, it may be too late. Then they call a water damage restoration and cleaning company and expect miracles to happen.

Professional water remediation companies, however, can only do so much if a situation a house is beyond cleaning or repairing. Sure, they can get the job done, but you may find out that it will cost you three times as much to achieve the results. The primary lesson here, as with all the other mistakes mentioned above is that taking chances will almost always lead to an adverse outcome.

The odds of you or your family cleaning up a flood promptly, using the right equipment, and paying attention to every detail are stacked against you. If you’re trying to save money, then your best bet is to call a cleaning company immediately. Yes, it’s an investment you weren’t counting, but it’s an investment that will payoff. You’ll get the results you’re looking for less than half the time, with professionals who can ensure that your home interior will be fully restored.

Facts About Flash Floods

8/16/2018 (Permalink)

Call Us 24/7 781-341-7007

During recent years, floods and flash floods have caused billions of dollars in damage each year.

Even more importantly, they're the number one weather-related killer. A flood can happen anywhere along the Mississippi, in New England, even in the desert.

They are among the most common and widespread of all natural hazards.

Some fascinating facts about floods and flash flooding.

Flood (commonly called river flood) is a high flow or overflow of water from a river or similar body of water, occurring over a period of time too long to be considered a flash flood.

Flooding is caused in a variety of ways. Winter or spring rains, coupled with melting snows, can fill river basins too quickly. Torrential rains from decaying hurricanes or other tropical systems can also produce river flooding. The Mississippi River Flood of 1993 was caused by repeated heavy rain from thunderstorms over a period of weeks.

Flash Floods are quick-rising floods usually occurring as the result of heavy rains over a short period of time, often only several hours or even less.

They can also be caused by ice jams on rivers in conjunction with a winter or spring thaw, or occasionally even a dam break. The constant influx of water finally causes a treacherous overflow to begin, powerful enough to sweep vehicles away, roll boulders into roadways, uproot trees, level buildings, and drag bridges off their piers. Most frightening is the rapidity with which the water rises.

Coastal Flooding occurs when strong onshore winds push water from an ocean, bay or inlet onto land. This can take the form of storm surges associated with tropical storms and hurricanes, or can be associated with non-tropical storms such as "nor'easters."

With our general area being coastline we should all be aware of the dangers an facts about Flash Flooding.

Water Damage – What does homeowners insurance typically cover?

11/1/2017 (Permalink)

Water damage claims are quite common in the insurance world. However, not all types of water damage are covered under every Massachusetts homeowner’s insurance policy. Below, we have listed some general coverage under a typical homeowner’s insurance policy.

Burst Pipes and Leaks – Typically Covered

Water damage from pipes is usually covered. This is why homes that have updated plumbing systems will typically have lower insurance premiums. However, if you didn’t take precautions to prevent the problem your claim may be denied. An example of this would be a pipe freezes and bursts because you left your home unheated.

Water Damage From Appliances – Typically Covered

Sudden leaking from an appliance that is not due to improper upkeep is typically covered under your homeowners insurance.

 Roof Leaks – Typically Covered

When water leaks through your roof the damage to your home is usually covered as well as damage to your belongings. The roof repairs will be covered if an external factor like hail or a fallen tree caused the roof leak. If it is a maintenance issue that led to the leak you will likely have to cover the roof repairs yourself.

 Flood Damage – Not Covered

Floods are rare, but when they do occur they can cause significant damage and even destroy a home entirely in a matter of minutes. Flood insurance is not typically a part of regular home insurance policy. If you live in a floodplain or want the additional coverage you will have to get a flood insurance policy in addition to your homeowners insurance.

Backed Up Drain or Sewer Line – Not Covered

Damage from a backed up sewer line or drain, is not covered on standard home insurance policies. However, you can add this coverage on with an endorsement. It will be an additional cost, but it provides additional coverage.

Ground Water Seepage – Not Covered

When water floods into a basement or causes foundation problems because of seepage from ground water this is considered a maintenance issue not an accident. Therefore, most insurance companies don’t include seepage in their policies.

 Mold – Possibly Covered

Mold is often a result of water damage, and it can begin to develop within a few days. If mold is caused by a type of water damage that is covered by your insurance policy, then mold removal may be covered as well. Like sewer line and backed up drains, you can also get additional coverage specifically for mold remediation added on to your policy so you’re covered anytime it occurs.

Again, each person’s insurance policy is different. It’s important that you carefully review your policy to understand what water damage is covered.  For professional water damage cleanup, contact SERVPRO of Milton / Braintree at 781-341-7007!

Ways to Avoid Damage from Air Conditioner Water Leakage

8/14/2017 (Permalink)

Follow these tips to reduce the likelihood of water leakage issues:

  • Make sure your central AC system has a secondary drain line — especially if your air handler is in the attic.
  • Install a drain pan overflow shutoff switch, equipped with a float.
  • Add a safety pan under your AC unit to catch drain pan overflow.
  • Clean or change your HVAC air filter regularly.
  • Make sure your ductwork is properly insulated.
  • Have your AC refrigerant levels checked regularly.
  • Make sure each drain line contains a p-trap and air vent.
  • Keep your condensate pump free from mold and mildew by flushing it with a 50% bleach/water solution.
  • Schedule annual HVAC maintenance to maximize performance and minimize furnace and AC repairs.

Appliance Failure Resulting in Water Damage

7/3/2017 (Permalink)

Washing machine failures are one of the leading causes of water damage in a home.

Any appliance that holds water, like washing machines, ice machines, dishwashers, and more, should be examined on an annual basis. If left unchecked, what might start as a slow leak or drip could eventually lead to a much bigger problem, potentially leading to mold infestation or household flooding, causing destruction and water damages in your home.

Washing Machine Overflow

Washing machine failures are one of the leading causes of water damage in a home. The primary cause of water damage from washing machines is with faulty or burst supply lines. Check them often and look for signs of failure, such as blisters in the hose, worn tubing and loose fittings. Washing machine supply lines are pressurized, so even a small leak can flood the house in minutes. Some failures begin on the inside and may not be noticeable until it's too late. Always turn off the water valves to the washing machine if you will be away for a few days. Finally, be sure to follow the manufacturer’s instructions to reduce the risk of other types of washing machine related water damage. Never overload a machine, always use the type of detergent specifically designed for your machine, and only operate washing machines while someone is home.

Refrigerator and Ice Maker Failure

There are at least a few possible causes of your leaking refrigerator and ice maker, including: a clogged or frozen defrost drain; damaged or loose water lines; damaged water tank assembly and water filter housing; and a damaged or rusted drain pan. Any time that you have pressurized lines bringing water into an appliance, those supply lines should be checked on a regular basis. Make sure that all fittings are tightened and that there is no damage to the lines themselves.

SERVPRO of Milton / Braintree is available 24 hours a day for water emergencies, large or small. When you are dealing with water damage, immediate action is crucial. A delay of just a few hours can greatly increase the severity of the water damage.

Causes of Air Conditioner Water Damage

6/5/2017 (Permalink)

Air conditioner water damage can be catastrophic

Air conditioner water damage can be catastrophic, and can cost you thousands of dollars in repairs if left unchecked. The good news is that A/C water damage is easily preventable with regular maintenance and a little observation from time to time.

Dirty coils and low refrigerant pressure can cause the evaporator coils to freeze up and then defrost, which releases more water into your cooling system’s main drain than it can handle.  This is what leads to air conditioner water damage!  The heat energy from a poor high voltage connection could also cause thousands of dollars in fire damage costs, so we’re not just talking water damage here!

Condensation is produced by the evaporator coil of your air conditioning system, which ties into your plumbing system from the unit’s main drain line. The evaporator coil has an emergency drain pan in case your main drain line gets clogged.  If your main drain line and your emergency drain get clogged, water could overflow and start seeping through your ceiling and walls causing air conditioner water damage throughout your home.

Common Basement Sump Pump Failure Causes

2/20/2017 (Permalink)

If your sump pump fails - Call Us Today 781-341-7007

Power Failure

Your primary sump pump should not be treated any different than any other appliance in your home - without power, it is completely worthless.  As a safeguard, invest in a high quality battery back-up sump pump.   A battery kept continually charged by the backup system operates a separate pump linked to the discharge pipe, providing you hours of protection until power is restored. Some backup pumps even monitor the condition of the battery and alert you when it needs to be replaced.

Frozen Discharge Pipe

This is a very common occurrence in New England. If the discharge pipe is not installed pitched properly, water will collect and eventually freeze, causing a blockage.

Switch Stuck in Place

There are several different types of sump float switches.  Vertical and tethered floats are the most common.  Vertical floats seem to work the best as tethered floats are known for  getting stuck on the side walls of the sump pit (resulting in a flooded basement).

Over-worked / Under-Powered Sump Pump

Not all pumps are created equal.  Make sure you install the correct horsepower pump capable of keeping up with your flow of water.

Old Age

It is generally recommended that sump pumps should be replaced every five to seven years in order to be reasonably safe. Don’t wait until it’s too late!

How to File a Water Damage Claim

1/29/2017 (Permalink)

How to File a Water Damage Claim

There are a number of different ways that water can damage your home.  Depending on the details of your homeowner's insurance policy, the coverage available to handle the damage can vary significantly. When the policy covers the specific situation, filing a claim allows you to replace or repair damaged items or areas of your home.

 Evaluate Your Policy

Never assume your policy covers your property damage. Always evaluate the details provided in your policy to ensure the water loss is covered under your current plan. In most homeowner policies, water damage is only covered in specific situations. For example, if a pipe bursts, the policy usually covers the costs incurred from the water damage, however, it may not cover costs associated with flooding or other weather-related water damage.  Read the details of your policy before taking any steps to file a claim.

 Document the Damages

After clarifying your policy, document the damage to your property. Take pictures and write down any details in a journal if you notice a problem. Evidence supports your claim and allows the insurance provider to evaluate the possible problems associated with the damage. The insurance provider may send a professional to look at the property and your belongings when you file a claim.

 Contact your Insurance Provider

The claims process ultimately starts after you contact the insurance provider and talk to a representative. Explain the situation clearly and send in evidence when requested by the representative.

By preparing for the process, you get the help you need for repairs or replacement items in a timely manner.

Air Conditioning & A/C Water Damage

8/12/2016 (Permalink)
